Why you should consider living in Kelowna's Midtown

Where is Midtown you might ask? Right under your nose! Located between Highway 33 and Spall, this urban centre follows Highway 97 and includes Walmart, Superstore, Orchard Park Mall, Orchard Plaza Shopping Centre and Spall Plaza.

Midtown is one of the five major urban centres in Kelowna - the others being South Pandosy, City Centre, Capri Landmark and Rutland. It’s currently considered to be an early stage urban centre with a high concentration of commercial businesses.

Kelowna businesses and home builders are recognizing the potential of this budding area, and soon residents will have more opportunities to call Midtown home.

Here are a few reasons why you should keep your eye on the future of Midtown, especially for new rental opportunities.

Amenities

A huge appeal for renters are the amenities. Early stage urban centres don’t typically have a focus on these until their population density begins to increase. Luckily, Midtown already has some great amenities in place, and it will only improve.

Currently, there is a transit system, lots of employment, popular shopping centres and a local farmer’s market. Just a stone’s throw away is Mission Creek, Mill Creek and the Okanagan Rail Trail.

These amenities will give you access to nature walkways and places to run, bike or walk your dog. Midtown is transitioning its focus to developing stronger amenities and increasing residential density.

Transformation

This change to Midtown’s priorities will increase the range of services, amenities and residential properties that will be available. Because of this, Midtown is likely to undergo a significant transformation over the next few years. Keep your eyes peeled!

Some other priorities are to strengthen existing and future streetscapes through frontage improvements, identify areas for public and green spaces, improve connectivity of the site and explore more options for new streets.

With frontage improvements throughout Midtown, sidewalks and street trees will be added. Parking in the area will be adjusted to accommodate the new residential population and to ensure adequate landscaping.

Urban form will improve with the encouragement of multi-storey buildings. An example of this is 1920 Enterprise Way, located just off Highway 97 at the intersection of Enterprise and Spall.

Make sure to get in before everyone catches on!

As more developments enter the area, keep your eyes peeled for competitive rental opportunities. Over the next few years there are going to be significant changes to the residential density of Midtown.
