On Tuesday, Kamloops council is expected to formally adopt a zoning bylaw amendment that would allow for a development permit to be considered for a 51-unit condo building on Rogers Place.
BlueGreen Architecture is proposing to construct a six-storey, 51-unt strata-titled condo building with 68 parking spaces.
The site-specific zoning amendment was given consideration by council at the end of February, but final reading of the zoning change was put off until the Ministry of Transportation of Infrastructure gave approval.
Approval was given on April 18 and registration of a restrictive covenant, which was received on May 3, 2023.
The restrictive covenant indicates that the development will be required to complete any servicing works needed to ensure a minimum 150 litres per second for fire protection prior to any development of the property.
The property is currently home to a restaurant and the existing zoning usually does not permit multi-family developments.
However, staff in the city’s planning department are supportive of the project due to the proximity of transit and amenities like Aberdeen Mall and the City View Centre.
The condo building would be located at 1835 Rogers Place, in between the Prestige and Days Inn hotels and directly adjacent to the Joey’s Seafood restaurant.
Staff are supportive of variances to reduce the minimum side yard setback, to increase the maximum building height from four to six storeys and a reduction to parking requirements from a 30% maximum small car parking ratio to 50%.
Kamloops council will discuss the development permit during the Tuesday Meeting, which starts at 1:30 pm.
