Design plans revealed for 150-unit rental building on Bernard Avenue

One week after a rezoning application was approved, a development permit application has been submitted for a proposed 150-unit apartment on Bernard Ave.

Alberta-based Zeidler Architecture has drawn up the design of the proposed six-storey building which will be built at 1575 Bernard Ave.

A rezoning application was submitted in June 2022 and Kelowna City Council agreed to rezone the property to allow for the rental apartment building.

According to the design plans, the building would have 21 studios, 76 one-bedroom units, 57 two-bedroom units and two three-bedrooms.

There would be 144 residential parking stalls and 20 visitor stalls provided in a partially underground parkade. There would also be 118 bicycle parking stalls in the building.

Although the original rezoning application indicated rooftop amenity space, the development permit’s architectural plans do not show any details on the space at this time.

The application has been circulated around city hall but planning and development staff could require additional information before forwarding the DP to council for consideration.

The rezoning was supported enthusiastically by council on Jan. 17 during a public hearing.

“For me, this checks so many of the boxes,” said councillor Wooldridge, who pointed out that the city's low vacancy rate also needed to be considered.

“It’s in a core area neighbourhood, its transit supported, its rental housing … We have a quality builder that has shown us in his last two projects that he is willing to work with neighbours and collaborate to minimize the effect on the community.”

That rezoning was approved with a 6-2 vote.
