Very few deals exist in the real estate market in terms of purchasing homes, buildings or any type of property.
The deal of the year is definitely in Brantford, Ontario.
St. Jude's Anglican Church in Brantford, Ontario is currently listed for a sale price of $1.
The 146-year-old building is up for bids until June 12th.
It's not surprising that the property has seen a lot of interest from potential buyers across Canada.
The church was built in 1871 and the inside walls are filled with beautiful, old paintings dating back as far as 1936.
It was designated a national historic site of Canada in 1933 due to the interior painted murals being recognized as a 'cultural document.'
"It's designated a National Historic site, but it's not protected under the Ontario Heritage Act," said Roy Rodrigues, RE/MAX broker.
"So basically a developer can come in and change it - accommodate whatever they want to do with it."
He's even had offers to change this church into a restaurant.
The current zoning is I2, or Institutional, which means it could currently be used as a daycare, nursery, elementary or private school, or be continued as a place of worship, according to Rodrigues.
Whether or not a developer could come in and completely demolish the property for condos or something completely different, is difficult to determine and is up to the City.
"I can't say that they're allowed to demolish it completely because I don't know. You have to apply for a demolition permit and get it okayed by the City," said Rodrigues.
The seller purchased the property from the church a few years ago and apparently has other projects they are more interested in pursuing.
St. Jude's was used as a place of worship up until 2015 when there were about a few dozen people to the congregation.
"As George, my partner says, 'Once the basket goes around, there's not enough to cover the expenses of the property," said Rodrigues.
Still for anyone who enters the building, it's quite a stunning piece of architecture, said Rodrigues.
"When you go in there, you feel like you're going into a century-old building just the way the architecture is - interior and exterior."
Potential buyers' ideas range from restaurants, day cares, to continuing as a place of worship and some that are staying top secret about their plans.
"Any offer is a serious offer. It just on depends what the seller is looking for in terms of price and conditions and terms," he said.
While he's had a couple of 'jokers' offer a whopping $2, those ones aren't likely making it to the top of the pile.
