Tara Sales has a passion for helping people achieve their dreams.
As a mortgage broker based in Kamloops, Sales is dedicated to advancing real estate portfolios and finding dream homes for her clients.
“It’s really exciting to tell someone that they’re approved for something that they’ve been dreaming of for a long time,” she says. “It’s what drives me.”
Approximately 60% of people who are looking for a mortgage automatically go to whomever they bank with.
“They’re missing out on the opportunities that a broker can give them,” Sales explains. “A broker has access to all the big lenders just like your bank, but they also have access to other lenders that are specifically driven by mortgages.”
Traditional banks are governed by Canada Mortgage and Housing Corporation and BC Financial Services Authority, which limits what they are able to do for clients.
“A lot of people are afraid to take that plunge with a broker, but if you’re working with a really good one, it’s not as scary as you think,” Sales says. “There are better options all around regarding your debt ratios, and there are more opportunities to save on your rates, get better prepayment options yearly, and to change your monthly payments.”
During the pre-approval process, Sales does not lock in the first mortgage rate, which is unlike the usual approach at banks.
“If a cheaper rate is going to come up, that’s going to be the rate that we’re going to get,” she explains. “Mortgage brokers aren’t tied to just one lender, so our advice is independent and unbiased, and we have more variety.”
In addition to flexibility with purchases, renewals, refinancing and debt consolidation, Sales provides flexibility with her time.
“I work outside of bank hours, which is another benefit for people who are searching for a house in the evenings or on the weekends,” she says. “I have a hard time not picking up my phone 24/7.”
While Tara Sales Mortgages was launched following the height of the COVID-19 pandemic, Sales has always been interested in the world of mortgages.
“After being in the fitness industry and going through the shutdowns, I decided to make a career change to something else I was passionate about,” she explains. “My husband and I owned real estate, so we’ve always had an eye out for it.”
With past experience as an entrepreneur, Sales knew she wanted to work for herself when she made her career change.
“I’ve always had that desire to be my own boss, and it gives me the freedom to live a life that works for my family and my clients.”
