Development permits for a large townhouse project in Juniper Ridge could be issued this week.
On Tuesday, Kamloops City Council will be asked to consider issuing permits for 40 townhouses on 2400 Coldwater Drive.
According to a staff report, the site is about 2.3 hectares in size and currently zoned RM2 – (Multi-family 2-low density), which allows for this type of development.
The units would be built in the form of 20 duplexes.
The developer’s proposal is consistent with land use policies laid out in Kamloops’ Official Community Plan, the report says.
Staff say the developer intends to provide 92 parking spaces, meeting the city’s bylaws.
“Site planning features four parallel visitor parking spaces near the entrance of the site, an additional eight visitor parking spaces (including four accessible spaces) near units 1 and 40, and a granular path at the end of the common access road that passes through a gated outdoor common area for residents (which includes seating, a play structure, and additional green space) and connects into an existing trail south of the development,” the report says.
One variance is included in the application, which would be to reduce the minimum rear yard setback from 7.5 metres to 3.2 meres.
Staff say they have no concerns with the variance request because it allows the developer to maximize the number of dwelling units on the site.
Kamloops council will consider the application during the Tuesday meeting.
