(UPDATE: Aug. 17 @ 11:25 am) – Kamloops City Council voted unanimously to give initial support to a proposed 50-unit rental apartment building off the Trans Canada Highway East (TCHE) near Valleyview.
The proposed five-storey building would be located in between The Brick and a nearby Burger King store at 1693 TCHE.
Historically, the property has been vacant for about 20 years and was previously home to an Esso gas station.
The building would include surface and under-building parking with four-storeys of residential units above.
It would consist of 20 studio units, 22 one-bedrooms and seven two-bedrooms units with a three-bedroom penthouse suite.
“The applicant intends to provide all the units as rentals, but may strata title the building to allow future sale of units,” explains staff’s report.
Council agreed to give first and second reading to a zoning bylaw amendment that will transform the report to the C6 Arterial Commercial zone.
A development permit was also given initial reading.
City council also agreed to forward this application to a public hearing, which will likely be held on Sept. 20 at 7 pm. For more information about the city’s process for public hearing, click here.
(Aug. 14 @ 11:55 am) – On Tuesday, Kamloops City Council will be considering a rezoning application for a proposed five-storey, 50-unit apartment building.
The applicant is proposing the multi-family building for 1693 East Trans-Canada Highway, near the Brick on Valleyview Drive.
Currently, the property is located a C3 Highway Commercial and has sat vacant for about 20 years.
There is a fast-food restaurant, motel, another apartment building and two furniture stores nearby.
According to city staff, the applicant is looking to rezone the property to C6 Arterial Commercial.
They have also applied for the development permit for the apartment building.
“The proposal includes surface and under building parking on the ground level, and four storeys of residential units above the first floor including 20 studio units, 22 one-bedroom units, seven two-bedroom units, and a three-bedroom penthouse suite,” reads staff’s report.
Additionally, the applicant intends to provide all the units as rentals but may strata title the building to allow future sale of the units.
City staff are in favour of this proposal citing the proximity of transit stops, bike lane linkages, commercial amenities, a nearby elementary school and more.
Adoption of the rezoning will depend on the registration of a right of way for a storm water main on the adjacent Burger King property as well as a restrictive covenant which will limit the use of the property to the apartment building.
Two variances are requested for this project which include a reduction in the front property line setback and an increase in building height from four storeys to five.
Kamloops City Council will consider this application during the regular meeting scheduled for Aug. 16 at 1:30 pm.
