Kamloops council has sent a proposal for 202 units on Summit Drive to a public hearing.
During the Tuesday meeting, councillors gave initial approval to Official Community Plan and site-specific zoning bylaw amendments for 1428 Summit Drive.
Council was told there would be two six-storey buildings.
One would have 67 units and the other would have 135 units.
That would include 49 one-bedrooms and 18 studios in Building A and 97 one-bedrooms and 38 studios in Building B.
The subject property is an existing multi-unit development with two 44-unit residential buildings with a total of 88 units, a staff report said.
“Currently, a section of road dedication separates the properties between the existing developer and the neighbouring rowhouse development, making the subject property an island surrounded by road dedication,” the report said.
“However, the dedication is to be sold to the development and added to the property, subject to the approval of this application, adding the area needed to facilitate the proposed improvements.”
Staff said the lot will need to be consolidated but the developer plans to subdivide the property so that the two existing buildings are again on one property, and the new construction would be on a second property.
The report noted that the floor area ratio for the second property exceeds what is allowed by the RM4 zone, which requires the site-specific zoning amendment.
The report noted that the installation of a double left turn to the southbound highway on-ramp off Summit Drive has been identified as a priority with construction scheduled for 2027.
Additionally, a $2.4 million sanity sewer project funded by Development Cost Charges is scheduled for 2027.
