Kamloops City Council will be asked to issue a development permit for a proposed 157-room hotel on Rogers Way.
The property was rezoned in 2019 to allow for a 99-unit, five-storey hotel but rezoned in October 2021 to permit a six-storey, 104-unit multi-family project.
According to a staff report, the developer said the multi-family project is not feasible given a rise in material costs and labour shortage challenges caused by the COVID-19 pandemic.
That changed from a third time when the developer, Mundi Construction, indicated that they wanted to change the property back to the C3 (Highway Commercial) zone to allow for a 157-room, six-storey hotel.
The rezoning for the property was given initial consideration in mid-March.
According to the plans submitted to the city, the building will likely be a Hyatt Place Hotel.
Although city staff recommend issuing the development permit, they say third reading of the rezoning bylaw will need to wait until the city receives approval by the Ministry of Transportation and Infrastructure.
Additionally, the development permit will not be registered until the city receives the landscape security in the amount of $90,755 and the payment of cash-in-lieu of parking in the amount of $120,000.
