At an astonishing $17.5M, this is the largest-ever residential sale in the Okanagan

Use all of these adjectives -- staggering, stupefying, eye-watering, jaw-dropping, record-setting, astounding and astonishing.

"Yes, this sets a whole new standard of what a luxury estate in the Okanagan looks like," said Scott Marshall of Sotheby's Realty's Hall Cassie Marshall Group.

"A residential sale at this high a value would usually only be seen for a luxury property on the ocean in Vancouver."

Marshall is speaking of the $17,500,000 sale of a 20-acre estate on Okanagan Lake in Carrs Landing -- the largest ever residential sale in the history of the Association of Interior Realtors.

(The previous record was also for a Carrs Landing waterfront home -- last year's $16-million sale of Villa Vista Le Lago at 12990 Pixton Rd.)

The new record-high property is at 16080 Carrs Landing Rd. in Lake Country -- a spectacular private setting on a point of land jutting into Okanagan Lake with 1,700 feet of pristine waterfront and a secluded bay.

The property was listed for sale on the Multiple Listing Service (MLS) by TJ & Steph Real Estate Group of Royal LePage Kelowna.

It was Marshall, along with partners Nate Cassie and Geoff Hall who successfully brought in the buyer.

The property is actually made up of three titles, one of which could be developed under tourism commercial zoning.

That could allow more housing or some sort of boutique hotel or resort.

"The value is in the land and the zoning and the fact that it's on the lake," pointed out Marshall.

A Colliers listing referred to it as "privacy, prestige and long-term viability," an extraordinary estate "generational legacy property" that sets a new benchmark for the Okanagan and beyond.

The property currently has a 4,000-square-foot heritage-style main home that was built in 1910, plus three guest homes, a converted barn with a suite, a waterfront gym, two private docks, helipad, boat house, tennis court and soccer field.
